I am just starting the process and need some advice / recommendations please.

I want to add a small Dormer to my existing loft room on a bungalow, is it best to have an architect prepare the drawings or can I go straight to a loft conversion company/builder and they can do the whole process?

Any suggestions on which will give me the best options and obviously the cheapest end price.

I’m sure their will be more questions as the process progresses, so thanks in advance.

You can do either. The benfit of using an architect is having a 3rd party involved that (if you can find a decent one) will do a certain amount of overseeing the building work so you don’t get scammed so easily. Obviously it will cost extra to go that route! If you get a company in to do everything you better make sure you know what they need to be doing yourself and keep a keen eye on them!

Bypass architect. Vast majority haven’t got a clue. Probably one of the biggest scams out there. You want a draughtsman and a structural engineer. It’s so common to turn up to a job and the customer already has a £2,000+ picture of their house. No measurements, no structural elements or calcs. They’re usually gutted when the find out I’ll have to charge them a further £1500 for it to all be redone. Bypass the architect

It’s great to hear you’re looking to enhance your loft space with a dormer! Engaging an architect can provide you with tailored designs that maximize your space and ensure compliance with planning regulations, potentially saving you time and costs in the long run. While some loft conversion companies may offer a package deal, having an architect prepare the drawings allows for more flexibility and creativity in your design.

At SY Design Studio, we specialize in planning permission applications, Lawful Development Certificates (LDC), prior approval applications, and building regulations drawings, ensuring that your project meets all necessary requirements. We also provide full architectural design packages and structural coordination.

Feel free to ask any further questions as you progress with your project—I’m here to help!

I can help prepare the drawings, submitting the planning application and handling everything with the council. Feel free to message me if you’d like some guidance.

Speak with your neighbours / friends who have had a loft conversion before, even knock on a door of people you don’t know, and ask them about their loft conversion and who they used.
