    Looking for some design inputs. Tried to capture Pros & Cons on both options below, mainly thinking on whether to leave side access or not, which influence the internal design.

    Option 1

    ——–

    Pros:

    Increased Floor area.

    Spaciaous Hallway.

    Good size study room with decent storage.

    2-side(Jack-N-Jill) access for Shower room

    Bigger kitchen area.

    Cons:

    No rear access from side; So any garden work or any other future building work(eg., Garage conversion, Loft conversion etc) will be inconvinient.

    Small utility.

    Option 2

    ——–

    Pros:

    Rear access from side walkway; Practicality for any futher work or garden maintainance.

    Large utility; Possible to open a door to side for bin etc.

    Cons:

    Decreased Floor area.

    Smaller Hallway.

    Study room needs to pushed in to maximize space(Needs internal structural change – new beam etc).

    Staircase need modification to set the elevation as study room will edge out.

    Common access for Shower room will NOT be possible.

    Little less kitchen area.

    This is a good problem to have — both layouts work, it just depends what you value long term.

    Personally, I’d think carefully before giving up side access completely. It doesn’t feel important now, but once you’re living there (bins, bikes, garden works, future loft/garage works etc) it can become a daily frustration.

    Option 1 definitely wins internally — better kitchen flow, bigger study, nicer hallway proportions. That will improve how the house feels day to day.

    Option 2 is more practical long term, but you’re paying for it with structural changes, staircase alterations and reduced space — which usually means more cost and complexity.

    If it was me, I’d be asking: – Is the extra floor area worth permanently losing rear access? – Or can you redesign Option 2 slightly to claw back some internal space without pushing the study into structural territory?

    Also worth checking how tight that utility + shower access will feel once doors are swinging.
