    Loft conversion quotes have come back – advice needed

    I have permission for a loft conversion in Surrey. End of terrace house.

    Quotes (x2) are coming in at 3 times what I had thought (based on projects I’d seen on this group). Now feel like I’ve wasted time and money on plans we can’t afford!

    Is it better to get a company who just does loft conversions? Or a general builder?

    We did want a small rear single storey extension too but I think that’s out of budget now.

    I’m seeing prices on this group that just don’t seem to exist … photo for what wanted – box dormer , one bedroom with en-suite

    By this group I thought it’ll be around the £50-£60k mark but 2 quotes so far have come in at around £150k – which is way over what we expected

    What kind of quotes have you been receiving and what were you hoping they’d be? I’d really recommend finding local people that have had a loft conversion done and getting their builders details – speaking to friends and family I had 4 recommendations. 2 were specialists in loft conversions and 2 were more general builders but had been recommended based on their work doing loft conversions. 1 general builder didn’t get back to us but the other general builder came in the most expensive then the 2 specialists were about £10k difference – so roughly £65k, £75k and £85k. We are on the waiting list for the £65k builder and we’re SE London/Kent borders so I would imagine the pricing is similar. That’s for a semi detached house going up to 50 cubic metres and includes finishing everything off (plumbing, tiling, radiators, plastering, fire doors etc) though we will provide the bathroom suite and tiles

    What are you being quoted? We’ve paid £55k for 2 dormers, bedroom and en-suite

We can roughly charge £44k for loft conversion including all material and labour cost. Also we charge money after the work done and approval from building control.
