Advice about old slate roof
Posted by Sally Jones on March 19, 2026 at 1:29 pmI’m after some advice about old slate roofs. I’m getting my 140year old roof completely redone with some velux windows in. Roofer will reuse slates and replace where needed and water tables need attention too. Is felt advised? I’ve read posts about felt actually causing damp. The timbers are fine after 140years. My roofer seems experienced but I want to find out different opinions. Thanks

Imo if it’s been fine for 140 years I wouldn’t change anything besides repair any damage and use like for like materials. The velux will punch a hole in the existing structure but if done correctly with sympathetic materials (absolutely no spray foam or silicone caulk!!) shouldn’t cause any problems

Definitely a good idea to add a vapour permeable breather membrane. It’s just there as a secondary barrier should you get a leak. Something like proctor roofshield is the most permeable as you want something that can let moisture back out if needed https://proctorgroup.com/products/proctor-air
As it’s been said you’ll need building regs for a full reroof and that can bring up issues like insulation etc especially if you have any loft rooms…. Don’t leave that to your roofer make sure you get approval as it’s the owners responsibility

Sometimes asking advice in an open forum is an onion effect you can’t then close. Someone, somewhere on this post will deem it their civic duty to ensure the LA are made aware of your intentions and the decision on how you proceed with your works will be taken out of your hands.
As someone has already noted once you comit to a full restrip a whole host of ‘new’ requirements kick in the main one being the ‘ strip and re roof’ becomes notifiable.
Once that happens unfortunately they won’t just stop at the slate battens and felt but will bring in a whole host of other associated requirements ( for instance the insulation then also gets considered)
the onion effect !
Hope it goes well for you but id suggest get a good roofer and go with his suggestions for suitable roof repair .

Membranes are merely secondary support or while a roofing is roofing.
But have become a modern addition.
Worth seeing this with regards to the regs.
Always consider Part L exemptions for old properties but only if the existing fabric would be damaged by insulation.
