    how does everyone raise their capital to carry out the extension works?

    it’s my first time looking to get an extension done, plans have been approved by the council, building 2 bedrooms on top of existing garage/ kitchen conversion and coming out 3 meters into the garden with a single story wrap around the back in line with the 3 meters that’s coming out for the bedroom side

    First of all how does everyone raise their capital to carry out the works?

    Secondly anyone able to recommend any reputable building companies based in Liverpool? We are hoping to live in the property whilst the works are being done as have small kids and will be too difficult to move out – is this going to be possible

    How long should a project like this take from start to finish?

    And finally and tips / advise?

    Set a realistic budget with a contingency, get 3 quotes from local builders, buy a jct home owner contract, agree a milestone payment schedule, make sure everything is included in the price. Pay the contractor on time if you are happy with the work, highlight any problems as soon as they occur, if you are not confident dealing with builders engage a local quantity surveyor to act on your behalf.
