    I’m part way through converting my garage and realised very quickly that there’s a lot more to it than just “no planning permission needed”.

    Building Control, insulation standards, fire separation, inspections at the right stages — it’s easy to miss something and end up redoing work.

    I started pulling everything into a simple checklist just so I could keep track of what needs checking and when, and it’s already saved me a couple of headaches.

    Posting this in case it helps anyone else who’s thinking about (or already started) a garage conversion — happy to answer questions based on what I’ve learned so far

    Step-by-Step Garage Conversion Checklist

    This checklist is designed to keep you on track from idea to sign-off.

    Before you start

    ☐ Confirm planning status

    ☐ Check permitted development rights

    ☐ Consider a Lawful Development Certificate

    ☐ Measure heights, boundaries, and floor levels

    Design stage

    ☐ Decide final room use

    ☐ Confirm insulation strategy

    ☐ Check roof build-up height

    ☐ Plan drainage and ventilation

    ⸻Before construction

    ☐ Notify Building Control

    ☐ Agree inspection stages

    ☐ Confirm fire safety requirements

    ☐ Confirm who is certifying electrics

    During the build

    ☐ Photograph insulation before covering

    ☐ Keep vapour barriers intact

    ☐ Avoid hidden joints

    ☐ Book inspections on time

    Completion

    ☐ Final Building Control inspection

    ☐ Completion certificate issued

    ☐ Retain documents for future sale

    Great post You’re absolutely right — garage conversions often don’t need planning permission, but Building Regulations are where most people get caught out (insulation, fire separation, floor levels, ventilation, inspections, etc.).

    Having a checklist is honestly one of the best ways to avoid costly rework later. We see a lot of projects where work has to be opened up again because something simple was missed early on.

    If anyone needs help sanity-checking their plans, drawings, or Building Control requirements before starting, happy to help or point you in the right direction.

    I haven’t started even planning mine yet, just thinking about it, but are these required if it is a detached garage and going to only be a room for like a summer house or a gym?

      this is simply an outbuilding.

      So as long as the use remains incidental to the main dwelling, then no problems. A summer house or gym is fine.

      Only time, as with all garages, is if a condition on the planning permission says it must be kept for parking of vehicles.

      thanks! We are on a new build development, but I know my neighbours have converted theirs (the developer actually did it for them, I wasn’t aware they even offered that!) So I dont believe it would be a problem. Parking no issue as it is a long drive.

    If you are doing it DIY then yes, you need to understand the building regulation requirements of which all the things you listed fall under.

    If paying someone, you are paying them to have that knowledge. The company that did ours fully dealt with building control from start to end.

    Im interested in your checklist. A builder helped me switch up and over doors for aluminium glazed ones. Gives me much better U value and stacks of light and I can still technically get a car in as I’ve not altered the width. But he didn’t set them back 20mm nor balance them. I had to get help from fensa installers to refit. Now that stage is good. Ground floor being used as a gym and workshop. Considering insulating floor with celotex and floating floor. Upstairs begun insulating rafters with 100mm celotex leaving air gap above.

    So much to learn.

      The checklist applies to both attached and detached garage conversions. The main differences for detached garages are things like planning rules, fire separation, insulation standards and how services are brought in, and those are all covered in the guide.

    Converting an integrated garage into a bedroom with a shower can definitely be done and doesn’t have to be too complex — as long as factors like ceiling height, drainage, insulation and fire separation are addressed.
