    We are planning a double sided extension to our detached house.

    The extension will be coming out 3.5m to the side and run along the whole house which is 8m. Just in early planning stages and getting an idea of costs.

    A question about what the new roof will look like. I assume we will step in the start of the brick work so the new roof can join onto the existing roof without disrupting the main structure of the existing roof. Has anyone got some pics to show how this would look, and are there any other good alternatives (flat roof, very shallow roof) that may work as well?

    Also, what’s a rough idea of costs for new roof, we would keep same tiles (Kent peg tiles)?

    Working out brickwork and foundations is fairly easy but the roof I am not so sure on. Ideally a rough materials cost and person/time spent breakdown so I can work out costs based on what I pay my builder as we do say rates and I order materials etc.

    I am thinking sub £10k as it’s not massive and we will be rescuing some tiles from an old kitchen extension which will be coming down.

    Also has anyone got any good ideas of what else we could clad clockwork in to make it look nice, I know we could do white weather boarding like rest of house but having a break and different material could look nice as well???

    I’m sure you’re going to employ someone to do drawings for you. Hell show what the roof could be like.

    yes I will, just trying to get a better idea myself to work out costs to ensure we have the budget.

    That’s how I’m doing mine

    I’m only gonna spend 30k on the whole shell doing it myself and with friiends

    If doing it yourself, Whatever you figure, add 20k or get a final build quote from a builder but expect extra from extras
