    Dormer loft conversion ideas and advice

    Hi – I’m looking to get ideas for my loft dormer extension. These are the plans I’ve received.

    The bed is a superking so no movement on that.

    In the bathroom I ideally want a shower unit (800 is fine) a decent sized bathtub and a sink big enough for a decent sized unit to put toiletries. 1200mm would be ideal but I think it’s not going to work in the space.

    The bathroom has to stay where it is due to the soil pipe, and the area below is a walk in wardrobe.

    I’d really appreciate your ideas on how we can maximise the space and still make it feel luxurious.

    Also any things we need to consider. It’s our 1st renovation so we’re completely in the dark!

    Seems a pretty good layout, bathroom is always going to be cramped with bath and shower I think. you can get a bit more floor area by building the cheeks of the dormer on top of the existing walls but lots of builders dont like to deviate from their comfort zone so expect some resistance to that.. The stairs dont need the winder at the top from what I can see. That might work better for you or might not. personal preference really.

    Put a 4 winder in instead of a 3 that’ll save a couple hundred mil

    Move the bed onto the longer side wall and place further down towards the stairs and widen the bathroom or put a bath where the bed is open to the bedroom.

    Could you add a Velux window half way between the sink and toilet and then move the sink to under it to get a little more height there and then a larger shower tray that uses the current sink space too

    I believe the toilet is unsable where it is as there is no headroom

    This is a horrible layout.

    The toilet and sink are compromised because of the headroom. You won’t be able to walk around the bath properly.

    There is not enough space around a super king size bed. No-one wants to be touching distance to the bathroom from their bed. The bathroom door only just has space to open fully. Might be better to change to a sliding door.

    The walk in wardrobe is very limited because of the sloping ceiling.

    I would redesign the whole thing. Find a better architect, this layout is really poor. It will not be a luxury bedroom.

      I completely agree. I’m no expert but why have such a long bedroom only to put the bed next to the bathroom The cross section shows how limited the head height will be for using the toilet. Also such a small shower cubicle won’t feel particularly luxury nor will a small walk in wardrobe with inaccessible low down sections. Maybe put the walk in wardrobe in the full height section to the right as you come up the stairs. Move the bathroom so it takes up more of the wall opposite the stairs to give more height. If the bath has to be separate from the shower then give yourself a bigger shower. There’s a lot of space in this plan – space can make an area feel more luxurious but I think you have too much dead space

    Those plans aren’t done professionally and extremely basic, lots of information missed get someone to do them properly

    I would take the stairs straight into the dormer instead of turning 90 degrees, swap your walk in wardrobe and bathroom around and fit your shower where the planned landing is, and make the current bathroom thinner therefore giving your bed more room as you do not have enough room to comfortably move around it.

    There is nowhere near enough allowance for insulation for the external wall, flat roof, or slopes roof, so fix that first.

    Then maybe look at putting your walk in wardrobe where your second 1800 window is. The bedroom has a lot of dead space.

    Should allow you to use the walk in wardrobe space for a suitably sized bedroom.

    The space walking around the bed comined with the proximity of the bed to bathroom door wont achieve that luxorious feel. Possibly rotate your bed and back it onto a storage wall facing the window (wall @ 1.8m height) and have the bathroom door nearer the staircase. Is should be easy enough to get your drainage to your soil pipe (not shown) ideally under the joists below it.

    Have you allowed for thicker floor joists (assuming this is a new floor) as this is often required.

    i believe if you had a bath\shower combo it would save room on the other side so you could put your sink there with a mirror above. That would also give you room for a towel rail beside the door. The toilet will be a tight squeeze so I would recommend putting a large velux above it to give you a little more room. It looks like who ever done your drawings has taken away a bedroom to put your stairs in but it would flow nicer and grant you more wall space in the loft if you put the new stairs above the existing stairs.     Nice project With this kind of layout, it’s all about smart space planning to get both a good bathroom and keep it feeling open.

    We’ve done a lot of similar lofts and there are usually a few layout tweaks that can fit a decent bath, 800 shower, and good vanity without it feeling cramped.
