    Has anyone had a build over agreement done with their water company ? What does it allow the water company to do in the event of a leak? Thames water doesn’t even have a mapping of the sewer running behind our properties but a sewer shared pipe has appeared .

    When u build over they just want to see your not putting any weight on the pipe, ie sitting a wall ontop of it. U need to have a camera survey before any building work to check for any damage(if any they should fix it) then a camera after (if any damage u have to fix it)

    Are you extending out the rear? If that extension comes within 3m of a TW drain you will need to enter into a “Build Over Agreement” If you are actually BUILDING OVER the drain then you can only BUILD OVER the drain by 6m. You can adapt your design so the drain is redirected to keep the drain external to the extension (use inspection chambers at every change in direction )

    I do them all the time but it’s Anglian Water I deal with

    It’s for them to ensure your not damaging thier pipe or stopping them from maintaining it in the future.

      They don’t even have a record of the pipe. It was an incidental finding because foundations had to be dug up 2m and the darn thing was at 2m lol

      you could speak with your engineer and do a pad foundation each pad circa say 650 from

      The pipe and steels over it so no pressure on the pipes and distance away correct. Pads would need to be lower than the pipes per regs.

      It’s worth speaking with the engineer and get a design that’s compliant for Build over.

      Not gonna be cheap but may be better than having to try and apply for planning and stopping the work. Also having those trenches open for so long isn’t good especially if at 2m

      yep defo . We now have to apply for planning permission as opposed to the PD we had as the extension will have to go beyond 3m so the weight beating wall doesn’t sit anywhere near the pipe . So project delayed now for a bit .with foundations already dug to old specs

      Doesnt matter if they know about it or not im afraid as soon as building control see it you will have to go through the motions. If the pipe is shared (ie. services more then just your property) then it belongs to them. They dont have records of them all as the law wasn’t changed that long ago to give them ownership. If you have uncovered a public sewer and are building within the designated distance of it then you have to go through the process with them or building control can not sign the work off. Its nothing to worry about really. Just part of building stuff!

    I had one that ran along the back and down the side of my property. Same situation was in mapped. They also made me move a manhole.

    Ended up having to do piling so as no weight bearing on the pipe.

    The build over agreement was £150. The new foundations 20k
