    Hi all, looking for a bit of advice.

    I’m considering converting my garage into a playroom. It would mainly be used for my wife’s childminding business, so it needs to be a safe, warm, usable space for kids during the day.

    The garage is attached to the house but doesn’t have internal access, and we’re not planning to add one. I’ve attached a photo of the house and the floor plan for context.

    I’m trying to get my head around:

    • Whether building regs will definitely be required in this situation

    • Anything specific I should consider because it’s for childminding (safety, inspections etc.)

    • Rough costs people have paid for similar setups

    • Anything you wish you’d done differently

    Planning to get a builder out to quote, but thought I’d ask here first to get a bit of guidance.

    Building Controll 100% required.

    Planning would also be in my opinion as change of use to a public visiting business, it’s not necessarily the garage conversion that would require planning but as say Change of Use to a business.

    i would do a doorway off the hall thats normal then it will feel like a normal room and you will need building regulations incase u ever want to sell the house

      unfortunately not possible stairs going up there.

      My plan was to build a porch to the front of the property and gain access that way.

    Why wouldn’t you add access from the hallway? . It will still be subject to building control and budget anything from £10-20k

    Edit. Seen your comment on the porch. That makes sense

    I thought authorities check the house as a whole is suitable, surely you’re not looking to keep children completely seperate from the rest of the house and confine them to a small area?

    Building regulations will be necessary covering means of escape and heating as a minimum. Planning needs investigating first with your local authority. It may be permitted without a full application based on the business model you have in mind

    We have just converted our garage and our house looks similar to yours. We did have to do a building regs application. It cost approximately £13,500 in total. We did have expensive LVT laid and a media wall built included within that price. We had a door to the side and an internal door right by the WC which I assume you could do too especially as you are using your space for childminding. We are in Kent.
