    We’ve just been quoted 18k for a garage conversion without wash facilities. The difference being it’ll be split into two with a door for office and storage. That said ours does include plastering, underfloor heating, lvt flooring, spotlights and all other materials etc

    Very cheap, at a guess without looking I would have put it at £15 to £17k

    We do a lot of them

    I’d be wary. Seems at least 5k under what it should be. Is it being done to regs?

    Well I paid five grand to get a bathroom done and I had the supply everything good things aren’t cheap cheap things aren’t good.

    Sound cheap to me

    We did a similar thing, internal garage conversion to bedroom with en suite

    Got three quotes and middle one was £18k but we needed some groundwork done outside so a days worth of digging and filling in for the drainage

    Came to about £21.5k once I added the bathroom suite and flooring etc

    Depending on many variables & what part of the country 16 to 19k + vat is the price range that will deliver a mid range conversion .

    What you have been quoted way too low & check with minimum 3 + past customers.

    Cowboys way out number the good quality builders post covid ( 000s subbies fiddled the furlough & suddenly became builders, but > lack the skills / knowledge )

    I have been quoted between £40k – £100k in Hertfordshire by 4 different builders so yours is really cheap. This is for a bedroom seperate shower room and seperate utility. Toilet and electrics, plumbing are already there as there is a toilet and utility already at the back of the garage.

    Cheap, check materials and if it will be completed to building regulations / sign off or you may struggle to sell down the line…

    Cheap, I paid 10.5k for a detached conversion to extra living space up to code 3 years ago. That was good price then. You will have extra costs having a bedroom with washroom.

    I paid 7k to convert my garage to a salon and we done most of the work ourselves so sound good

    Get another two quotes for the same thing and you’ll find out. I had three quotes and they ranged between £12 and £18k. Yours sounds quite cheap of it included a WC as mine didn’t.

    Approximately £1,000 per square metre depending on extra work for plumbing…

    Sounds a bit of a deal be careful its your money

    I would quote approx £1200 plus vat per square metre of the footprint. I think I’m middle of the road in terms of price for the Cheltenham area.

    6.5k materials – rest is profit – depends how much you want to earn and how hard you work. 11k – 13k max imo plus BC fees

    I was scammed twice by cowboys. Don’t pay anything upfront. If they ask for advance, pay for the materials and pay them on stage of completion.

    Seems a little cheap I had a company called north east garage conversions for years and it was all we did we would turn most conversions around in little over a week and because of this we did them cheaper than others but this is about what we would of charged pre Covid I would be more comfortable at about 12500-13000 nowadays but it could be achieved still at these prices just depends where you are in the country really materials are cheaper up north ask for recommendations we were 5 star on Facebook by 30 plus clients so do your research people who don’t know about them will charge 20k odd because unsure what they entail or greed because materials come to around £5000 and with a good team everyone can still make good money on them

    I’m in the middle of our garage conversion. It’s on a bungalow and we’ve created a dormer with a mezzanine level.

    We’ve replaced the whole roof over the garage back to the house roof, raising it 200mm to the same height a the main ridge, added the mezzanine, the dormer, had significant electrical work to move the consumer unit and solar equipment, including panels on the original roof.

    I’m only at £15k with only plastering, second fix electrical, and the bathroom to do.

    The internal work that you’re doing has been a fraction of my job in both labour and time. I’d estimate like for like:

    Brickwork – week (external leaf removed along internal wall, rear door bricked up, and garage door brickwork)

    First fix joinery – week (New cavity stud walls to external walls, floating floor, and bathroom stud work)

    First fix electrical – 2 days

    Insulation & plasterboard – 4 days.

    Plastering – 2 days

    Bathroom fit – week

    Waste skip

    I’d suggest £11k is fair for a turnkey (complete) job.

    Mine is a much bigger project, I’m rather hands on in terms of design, building control, and sourcing materials.

    My builder and sparky only charge me day rate, £150 & £175/ day which is remarkably good nowadays.

    Personally I think it’s too cheap. I paid that about 8 years ago. I made big mistakes then as a novice property developer. The guy was inexperienced and broke. He did an ok job but constantly wanted to cut corners. And constantly wanted more money.

    You say the quote includes ‘all necessary materials ‘ so I’d ask what they include- get a full breakdown. The problem with having a quote to include the items you mention, like the bathroom items and tiles, is that if they are included, unless you’ve specified exactly which ones you want, you’ll get the cheapest items money can buy.

    Just be careful parting with money upfront. Make sure that the company are reputable. Get a contract. Have a payment plan. Plenty of people are genuine but some will take your money and not come back. If they sound too good to be true they probably are!

    Doesn’t it depends on what they are starting with? For example, my garage is integral built in 2022. The 2 walls that are house side will be insulated. So, what exactly would need doing other than a window, insulation of the front and outside wall plus electrics? The floor is concrete and my understanding is DPC there already. I see so many quotes saying garages £15k minimum. I just can’t see why mine would cost anything like that.
