    I’m hoping to get some advice from those who’ve done this before or work in the trade.

    I’m planning to convert my garage into a small livable space before Christmas. The layout would include:

    • A single bedroom

    • A compact toilet room with a stacked washer/dryer inside (no shower)

    The garage already has electricity and the building itself is sturdy and in good shape, so I’m hoping that helps keep costs down.

    I’m based in Rochester, Kent, and I’m trying to get a realistic idea of what this might cost. I’ve had a few quotes already, but I’m getting conflicting advice on what’s included.

    Specifically, I’d love help understanding:

    • Do most contractors handle building control inspections and submit drawings for approval, or is that something I need to arrange separately?

    • Do I need to hire an architect or technician for drawings, or is that usually part of the contractor’s package?

    Any ballpark figures, recent experiences, or recommendations would be hugely appreciated. I’m trying to keep things simple and cost-effective, but still compliant and comfortable.

    You’ll need full planning as it a change of use and will have water etc

    You WILL need PP are you are introducing overnight accommodation simple as that

    Arch. Tech Fee £1-1200. Plan inspection £200. Site inspections £600.

    You will most likely fall under permitted development, for a garage conversion but check for any extra restrictions (conservation area, or developers covenants)

    Building Control is definitely required.

    I am in your area and recently did a double garage partial conversion – this needed architect drawings and full building control circa £2k for this.

    The build itself was circa £33k.

    I can recommend AAF Builders from our area to consult for a quote

    We had an internal garage converted last year which included an en suite. Total cost including flooring and decorating was £21k

    We needed about 8m of drainage dug and backfilled which bumped the price and we also needed planning

    I got an architect to draw up planning drawings for about £350 as we did need planning, think planning was another £400 or so

    Then building regs was something I applied for and the builder dealt with them once I submitted the application.

    Coincidently based in Medway too

    Tbh looks abit in the narrow side. As it appears to be single brick construction, which will require false wall around perimeter of the room, where insulation will be installed.

    I am a builder (not in your area) as we deal with building control and factor this within our quotes.

    You will need to apply for planning permission yourself as the garage is not attached to the property.

    I have just done 1 in leeds More or less the same £17k inc vat
