Architects plans now finished
Posted by Martin Shaw on January 11, 2026 at 11:23 amAttached our plans going into planning at local BC. The architect has not mentioned speaking to a structural engineer yet. In the process wouldn’t an opinion or something from a structural engineer be needed both for the method of construction (and due to protected trees green rings which limit what we can do- using mini-piles and floating floor…) plus taking out a wall for kitchen diner. Any feedback on design also more than welcome. I feel the utility and show room a bit clunky – can’t say why!
Hoping to do the top floor extension but due to costs unlikely – thank you
Update – the WC is not a toilet no idea why it is there and will get it taken out and yes thank you too many doors!

Pocket doors between utility & snug so you can have some visibility of that room
& do you need a door into the utility ? Sooo many doors
Is wc really in that space not shower room?

How exciting! We’re building a house too but not at that stage yet. A structural engineer comes in when doing the building regs drawings (in Scotland you apply for a building warrant but think it’s called something different in rUK?)
Planning is getting permission on what you want to build whereas the building warrant is permission on how you are going to build it. There is no point getting the technical calcs and drawings done on something that you do not have planning permission for.
A good architect knows that what they have designed can be built (& within the clients budget) and most work closely with structural engineers.
You may want to appoint your own though – you will pay for them separately either way (& if done through your architect they MAY add a % to the engineer’s bill)
You may find small changes are needed after planning but so long as these don’t change the external look & feel of the house would be considered ‘non-material’ and a new planning application would not be required.
We are buying land with PP and designing a completely different house and still don’t need a new planning application!

Looks great. The only thing I question is the downstairs WC. you’re potentially going to have to get through two locked doors to get access to your kids in the playroom (knowing my kids anyway!!)
Wouldnt it be more sensible to swap the utility and WC round but move the wall to give you a bigger space for utility?

In answer to your question. Yes you will need structural engineering drawings but those will be done with the full set of working drawings in the next step, after you have approval.

Think I would block access from kitchen to living room as your loosing quite a bit of wall space and for a big room don’t seem to have much usable kitchen ? I would access lounge via the other kitchen door and through the hallway?
Also agree I’d swap shower room and utility that way utility is nearer kitchen and shower room nearer to play room

I find that corridor very odd. I would prefer a more open design. And way too many doors

The kitchen seems to just be Arun along two walls, I think you could get a much better usage out of it if you introduced an island along the longer wall. That way you have a better working triangle between fridge/cooker/sink. You might want a breakfast bar or the dining table on the other side too.
I’d keep the opening into the lounge from the kitchen, especially if you have kids so you can keep an eye on them while cooking.
Your lounge is going to be quite dark btw, there doesn’t seem to be much natural light for it, is that intentional? Or can you open up the walls to the snug more and perhaps move the snug to the back by the front door, so you can eventually sit in the lounge while you’re watching the kids play in the garden? That way you’d have a chance to have a party/BBQ in the garden and it would be a better flow between people in the kitchen, lounge and garden.

Just a quick note to say that you have the option to go for private BC, doesn’t have to be through the local authority. I only mention it as I didn’t know and the LA BC are being a nightmare. So it might help you to know you have options
