    I absolutely love this group! My boyfriend and I are about to complete on our house purchase in Greater Manchester, and we’re so excited.

    The property has a separate garage that isn’t attached to the house or any neighbouring buildings.

    I’d really appreciate some advice on a few things:

    • Would we need planning permission to convert it?

    • How much would a conversion of this size typically cost?

    • We’re planning to turn it into an office—does anyone have recommendations for the best layout?

    12-15k depending on what needs doing

    Depending on roof / windows / doors / electrics

    14k to.20k

    I’ve just converted a double garage in Kent – just to an office space – it did need the ceiling height raised to meet current building regs – I’m getting no change out of £40k and this was the lowest end of the quotes I received.

    I also required full planning and building control, along with an architect this came to a further £3.5k………nothing cheap anymore!

    We’re also greater Manchester and we got ours complete last year and it was around 16k all in. Ours was a new build built in 2020 and we had to ask for planning permission from the developers/council.

    We converted half into an office space and half into a utility and boarded the loft in there for extra space. we also had spotlights, ceiling speakers , kitchen cupboard for the utility and underfloor heating which added to the cost. I would say the underfloor heating was unnecessary and I probably wouldn’t opt for it if I was to do it again.

    Just finished one about 1/2 that size at a cost of about £6k including fit out. I did my own drawings, so I would budget between 12-15k.
