Last photo opportunity before work begins on our dormer loft conversion with ensuite. Who thinks we could have got away with a velux conversion? I do! Much prefer the look of them too but I was talked out of it by my partner and then our architect

It depends what you want to use the space for really but you’ve definitely got enough headroom

We were the same and have changed our minds a fair few times. What did it for us was the price difference and how much head room we would have, meant we could have a good size dressing room area, and a bedroom and a seating area, I also broke it down to how much a year extra it would be and that won us over lol. Just trying to say I’m sure u made the right decision and once u see the extra space u will be pleased u did im sure.

Why spend the excess money on a dormer you don’t need to do?

if the difference is 5k then go for dormer. It will add more headroom, value to your property and well the amount of space you’d get is worth it.

I’m really not sure tbh. I started off getting ballpark quotes for a velux and they were approx £70k then the dormer quotes were coming in around £75k. So we decided to go with the dormer as it seems more space for your money.

I personally wouldn’t buy a house that’s had a flat roof dormer and would be put off if the neighbours house had one installed. However I would if it had Velux installed, they just don’t look as cheap and boxy

If you have a high ridge, it’s good to make the most of it with a dormer, regardless of what it looks like from the outside. With a 8.5-9ft ceiling, the feeling of space is rather nice once the flat roof is on and you realise that ceiling will be so high that you cant even reach the light bulb on tiptoes.

with that much headroom, dont really need a dormer ? save yourself the money ?
