    Architects quotes in North Yorkshire

    Hi all — just looking for a sanity check from anyone who’s recently done a loft conversion and/or side extension (North Yorkshire area).

    Here’s the quote I’ve been given for planning, drawings, and structural work:

    Side Extension (over 3m deep, so full planning needed):

    Planning app fee: £528 (to council)

    Drawings & application handling: £850

    Building regs fee: £712

    Construction drawings & structural calcs: £1,950

    Total: £4,040

    Loft Dormer (doing Lawful Development Cert route):

    Application fee: £290

    Drawings: £850

    Building regs fee: £654

    Construction drawings & structural calcs: £1,850

    Total: £3,544

    Grand Total for Both: £7,584

    If I combine the planning applications, that comes down to £7,094 — saving about £500.

    Question is: Does this sound fair/reasonable for what’s being offered — or am I paying over the odds?

    Appreciate any thoughts or comparisons from those who’ve recently done similar work!

    You need something to compare, always best to get a number of quotes then you know your range. These do seem reasonable to me but if you have nothing to compare then I would ring around a couple of places.

    Depending on area you are not far off. As said elsewhere planning/ building regs fees are statutory so the only variable is architectural drawings. I would charge £1175 fixed for this service

    Why can’t both sets of cakcs and drawings be done at same time under same scheme

    Technically depending on increased cubic meters added you might not need planning for the loft

    Those all seem about right to me.

    You might be able to get the SE calls cheaper. I find they vary considerably.

    It’s not too bad, I would normally be about £1100 for survey planning drawings but the 2nd application would be much cheaper as the survey would have already been done. Having said that I’d probably submit as one application.

    Construction drawings seems reasonable, engineers I tend to use would be around £1200. But would expect to be a little cheaper if all works where done at once.

    It’s Always about getting at least 2 quotes.

    Compared to South Wales those prices are expensive.

    Sure their service is excellent though

    These fees seem reasonable and, as always, it depends on the practice. Personally, I would have charged a bit less, as I’m an Architectural Technologist and for a small-scale development like this, it’s often not essential to appoint a full architect.

    For a complete package, including planning application fees, my charge would typically be under £4,500. It might be worth getting a few more quotes to see how much prices vary depending on your local area.

    Blimey .

    Mine was £1350

    For architect plus structural and before someone moans that was a cowboy price , my plans got approved by the council within three hours on fast track.

    (Back in March 2025)

    Prices pratically doubled from 1st April, if you cost that in, its not to bad.
