Planning not necessarily needed but the main thing with Ensuite is the foul water drainage location which could affect the price drastically, hot and cold not a problem as the deliverd under pressure, and worst case scenario for foul where gravity isn’t possible then a saniflo pumped system would have to be utilised , id allow anywhere from 10 to 15k minimum, again also depending on the bathroom specifications
