    Looking to convert our detached single new build garage in Bedfordshire. I would really appreciate some high level advice. (Photos included to show size and examples of what I mean).

    We will need 2 new windows putting in. The up and over garage door replaced for hinged ones. We already have an access door but would replace it for a fully glass one. Internally; the front remaining as a small (non insulated) storage space. Middle section 4x sockets and a light for a gym space.

    The back an office space with 4x sockets and light too. Laminate flooring throughout. With a black glass sliding internal door. We only intend to stay in this house for 5 years. How will this be best to heat and cool as it’s south facing? No plumbing required and all new windows will face into our garden.

    I assume I will not need planning permission or architect drawings? Also what would you expect that to cost roughly? (Thanks if you get this far and reply)

    I’d check that you are even allowed to convert a new build garage. There are sometimes restrictions on new builds

    I’ve checked and there are no restrictive covenants

    The access into garage from the “snug room” would need a fire door.

    Afternoon

    Based in potton , beds .

    Award winning master builders 20 + years established.

    We have done 10s of garage conversions + extensions the past 20 years , £ 15k to 250k .

    Planning unlikely to need but can get 100% confirmed via a low cost enquiry to your council ( £100 to 200 pending council ) .

    Will need building control approval , all managed by myself personally as project manager . I submit a building notice 7 days before start & book all inspections. Council fee approx £500 ( was 250 until recent doubling) / no fee from us . No need for architect or structural engineer .

    Detailed quote covering all work & just a small £2k deposit with remainder in 3 arrears stage payments.

    The middle & rear room will all need to be fully insulated + fire proofed ceiling + deviding wall in front store area to latest regs , rear room will need an egress escape window .

    Whole project start to finish will take approx 4 weeks .

    Cost £19 to 20.5 k + vat to complete to vg quality for what is a detached 1 1/3 size garage .

    Pending if decorating yourself & final spec .
