    We did top sink but curved the worktop round – I personally wouldn’t have the tap attached to the ceramic part of the sink

    Incredible overnight price for IOG ! I thought my tomato was cheap at 5p!! Shame it’s in summer when I’m producing so much solar! But heating the house with electric overnight seems a better option than gas now ! shame I don’t have an immersion heater

    Convert the garage and loft it’s cheaper. Otherwise 2 storey is a demo and rebuild realistically.

    Both applications are permitted development for garage conversion and loft conversion.

    My shower head is on external wall, – mixer (which needs a bit more space) is at the other end of the bath so it’s just one skinny pipe that runs up to the shower head and fits in the depth of standard dot&dab plasterboard. Did not need any building out of the wall.

    Bath uses an overflow filler (on same controls as the shower) so no bath taps cluttering things

    The need to build out the wall will depend on what type of shower mixer you want. Careful consideration and parts selection can avoid it, but maybe bring a different set of compromises.

    I wanted easy access to the shower mixer without leaning around shower screen, so have this at head of the bath, mixed water then goes to the shower head and/or bath overflow filler.

    You could also try to get quotes from a specialist extension company or two who operates in your area, as they would do it all in-house (unlikely to employ a proper Architect, more likely ‘architectural technician’ or similar descriptor) with Structural Engineer and Building expertise and possibly some form of “Project Management” (I put in “” as this is more of a minefield). As ever, ask to talk /visit their recent jobs, get full quotation and check T&C if they don’t offer an actual contract.

    Jackdaws like building nests in open chimneys. It’s basically a huge pile of twigs blocking your chimney and possibly involving a baby jackdaw landing in your stove and making a horrible screaming noise as they call for their mum. I wouldn’t risk it, happened to my neighbour. When we put bird guards on our chimneys the chimney sweep did it from long ladders.
