Planning permission granted what next?
Posted by William Platt on March 29, 2026 at 1:33 pmPlanning permission granted what next?
Hi, I paid an architect to do drawings to be submitted to the council. Now that it is approved, what are my next steps? Is it recommended for building regs drawings? I also want to knock down a few walls. What else do I need to make this build go smoothly.
Thanks

You’ll need Calcs for steels but if you get yourself a builder who knows what he’s doing dont pay for building reg drawings they’re basicly telling you what insulation and joists to use which a decent firm will know just find a decent loft firm

Building regulations are a must, structural engineer to advise about knocking down walls, get architects full plans for builders to price & schedule building control inspection visits

Depends what you are building. If you do get a builder the handle everything from now on make double sure they are contracted to only be paid (in full at least) after you have the regs signed off. Lots of builders like to go the ‘no plans’ route and that is fine but but you have to be clear the onus is then on them to be principle designer and take all responsibility for everything being done properly.
Would also say be very weary of anyone using private building control in the west mids. They are quite often paid off to sign off work thats not up to spec. Id insits anyone doing work for me went through the councils contractor. Soon weed out the cowboys (more likely Indians ) then

You haven’t said what the plans are for. If it’s an extension etc you may need weighted u-value calcs, damp roofing details, eccentric foundations, steel work calcs etc.
If it’s got any complexity you should ask your architect for a building regs drawing. It’s much better to have everything covered before your running about trying to get specifications while your Builder is kicking his heels on site. A few hundred quid now is a good investment for a smooth build.

Yes, get building regulations drawings sorted next, as they ensure your project meets safety and construction standards. Now, since you’re planning to knock down walls, have a structural engineer on board to check the load-bearing aspects and keep everything safe.
