    single story extension to my house in Warwickshire

    I’m thinking about a single story extension to my house in Warwickshire the area would be as indicated in red. I would like a utility and wet room where the current outhouses are there is already a toilet in one of them, and the rest a kind of orangery with lots of glass but a sloped tiled roof possibly with a velum to let in a bit more light. Hadn’t done a detailed measurement but I guess it’s around 6.5m x 6.5m. Thoughts on practicality and cost.

    Iv had mine done in Warwickshire by

    Mazzy Construction LTD it was 6x6m with a kitchen and bathroom. I supplied the kitchen and it cost me 78k from planning to finish Extesion excluding the kitchen supply cost

    For a 6.5m x 6.5m single-storey extension with utility, wet room and orangery-style glazing/rooflights, you’d typically be looking at around £75k–£100k+ depending on spec and finishes.

    £2.5-£3k per sqm plus fixtures fittings and VAT. You’ll likely need Party Wall Agreement, possibly Build Over Agreement, both of which will require drawings. Possibly do-able under Permitted Development upto 4m out, as detached but you’ll need a Certificate of Lawfulness to confirm firm this.
