  • Building Regs – Principal Contractor/Designer on very small project.

Hi – Looking to do a very small domestic project in my home. Removal of non load bearing wall and bricking up an external door. Building control notification is required for the bricking up of the external door but there are no planning permission requirements and no intention of appointing an architect as there is nothing required of that nature, it’s simply me appointing a builder to do a fairly straightforward job.

Building regs requires a Principal Contractor and a Principal Designer and these people need to sign a Notice of Completion before Building Control will issue a completion certificate.

I would assume that the sole builder would be the Principal Contractor in this scenario, but for such a simple job with no architect etc, who should take on the role of Principal Designer? Is it me the homeowner because I have decided I want the door bricking up or the builder because he is the one deciding how he is going to do the bricking up (installing damp proof course, insulation etc).

Hope that makes sense – any guidance appreciated.
